What's included

Every new roof includes the whole job, not just the shingles:

  • Removing the old roof and fixing any soft or rotten wood underneath
  • A waterproof layer under the shingles, with extra protection at the edges and valleys where snow melts
  • New metal edging, flashing, pipe seals and vents
  • Your choice of shingle and color (we'll help with HOA approval)
  • The city permit and inspection
  • Full cleanup, including a magnet sweep of the yard for nails

Picking a shingle

Standard architectural shingles are what most homes in Colorado Springs have. They look great and hold up well.

Hail-resistant shingles (often called Class 4) are built to take hail without cracking. They cost a bit more, and many insurance companies give you a discount for having them. Ask your agent.

Metal lasts the longest and sheds snow. See metal roofing.

What a new roof costs

Most homes in Colorado Springs land between $11,000–$25,000. Bigger, steeper roofs cost more; smaller, simpler ones cost less. Hail-resistant shingles add about $2,000–$3,000 on a typical home. Your free estimate gives you the exact number, with every line spelled out. More detail in our roof cost guide.

What install day looks like

The crew shows up early, covers your plants and driveway, takes off the old roof and puts on the new one. Most homes are done the same day; big or steep roofs take two. When we're done, we walk the roof with you, clean everything up, and hand you your warranty.

Where we work

Questions about roof replacement in Colorado Springs

How long does a roof replacement take?

One day for most homes, two for large or steep roofs.

Do I need a permit?

Yes, and we take care of it. You don't have to do anything.

Do I need to be home?

No. It helps to be there for the final walkthrough.

Are hail-resistant shingles worth it?

For most people here, yes. They hold up much better in hail, and many insurance companies give a discount for them.

What if you find rotten wood under the shingles?

We replace it and show you before it's covered. The price per sheet is in your estimate, so there are no surprises.

Are you licensed and insured?

Yes. The Pikes Peak Regional Building Department requires a licensed contractor for re-roofs over 100 square feet (unless you're doing your own home). Our crews are licensed and insured, and we pull the permit.
